Chad explains that in the real estate biz, it's all about the buzz!

It is no secret to anyone that the economy is going through a major market correction. Any real estate agent who denies that they are affected by the market downturn is in denial. It was unfortunate and unavoidable that the market went south during the time I was documenting my Potosi listing. There were very few buyers looking at properties. I have never experienced a similar market decline in all of my 11 years of being a real estate agent.

Many agents were running around extremely scared during this time, but I was coping with it in a positive way. It's never smart to act on impulse in this market. It was clear I had my work cut out for me with Potosi, and it was time to figure out a game plan. I'm sure you have all heard the saying "Location, Location, Location" but I determined in my situation, it was about "Food, Food, Food." Everyone loves to eat; especially real estate agents! I decided to cater a broker's open through LA Spice, a top catering company.

The outcome was the difference between night and day. No one showed up to the first open, but when I added food to the equation and the full-page color ad, tons of agents came through. This taught me that it's critical to think outside the box when selling homes in this economy. Even though I didn't get any offers in the episode, the amount of foot traffic surpassed my expectations and I still generated buzz around the real estate community for Potosi—and in business it's all about the buzz!!!

I love how seriously "you" take open houses. I am a broker on Cape Cod and I am constantly shocked at the laziness of agents around here. I can not tell you how many times I have walked into a poorly prepared open, only to find an agent standing there in khaki pants and a golf t-then there is no food or drink, nothing to keep the brokers or buyers engaged. Kudos-we earn a fair fee for our work, which this type of marketing includes and is wasted if not done well and you do it better than anyone I've ever seen (even me!). Nice work on the show-I'm addicted.

I have to say that you are a very classy guy. You don't see that with Josh and Madison. You have such a sweet girlfriend and you couldn't ask for a better Mom. don' t let negative comments get to you. Your better than that but don't make others feel inferior to you, calling Madison a monkey wasn't nice. You did a classy move with asking him to sign the book. I hope that God keeps blessing you, and your family.

I sell RE in Va. I agree about the food. Getting the agents in the door is sooooo important. I find that a money drawing also helps. Especially in this market. And it is fun. you know, like a prize or winning a bet, but first they have to fill out a survey...

Chad - if you use EMLA cream (need Rx) before your laser appointment, it won't hurt. Only downside is that the application is a little messy (need to put it on hour in advance and cover with saran) but it makes all the difference.

Chad, I appreciate your difficulties in selling the Valley property, but I have to wonder why you're there in the first place. The Valley's not your scene, nor is it your most effective venue as a Realtor. Though granted your second catered open house brought some broker traffic, out in the Valley you're competing against foreclosure-forced short sales and the like, and your asking, even in this market, may have seemed high. Clearly the brokers came for the free food but not the actual house.

Are you deviating from your main market just to help out your hair remover, and was this a one-time thing?

OMG Chad - your dog is cute but the poor baby looks was shaking like a leaf when you took her out - make sure you socialize her so she's a bit more relaxed with people. Also, why are you carrying her around in that leather bag and does she get enough air in it? I don't think you need to 'present' her to your clients to score a listing - just holding her will still do the trick.

Thanks you very much for adding the food. I was the Exective Chef at LA SPICE. I told I love the show. That's why I reconmened that they should do the food for show. Since I am no longer with LA SPICE, I would still like the oppertunity to still served you and clients CHICK EATS!! By the I watch your showw all the. Keep up the good work.

Chad, you're my favorite. You are honest and ethical and as a fellow realtor who has seen and dealt with a lot of "realtors", those qualities are often forgotten. I am glad you are representing those of us who give a damn about our clients. Keep up the good work!

You are such a profound inspiration!!..I had similar difficulties with not fitting in when I was younger;in school.It only makes you a stronger and more genuine person if you are able to get past the hurt overtime.
Positivity, and self development; as one gets older and defines their purpose; is definitely some of the secrets of life and you definitely seem to understand that. Thanks for being a continuous inspiration.

So far, I like you better on season 2 than on season 1. Hope that doesn't change next show.

Let me ask you something...when you are sick do you go to the doc-a-tor???!!! You go to a doctor, right? If you belong to the NAR, then you are a Realtor...not a Real-a-tor! Pass it on!

Business is not about buzz, it's about making a deal. Josh gets that. You dont. You seem so jealous and insecure. Madison is sweet. So I am rooting for him. I dont feel the same about you.
